容积率地价修正系数实证研究%An Empirical Study of the Floor-area Ratio Correction Coefficient

以66个城市容积率地价修正系数为样本,以容积率比值和地价修正系数的关系为基础,对样本容积率地价修正系数进行归纳分析。部分样本存在标准容积率设定不规范、地价修正系数表现形式不科学、修正系数上限过低等问题。提出了编制容积率地价修正系数应注意的问题,并建议修订《城镇土地估价规程》( GB/T 18508—2014),在其中增加标准容积率设定方法、容积率地价修正系数编制方法等内容,增强《城镇土地估价规程》的指导作用,提高容积率地价修正系数的科学性和实用性。%Taking volume rate of 66 cities correction factor for the sample,based on the relationship between the ratio of volume rate and the correction coefficient, inductive analysis is conducted on the sample city’ s volume ratio correction factor.Some sample exist these problems:standard volumetric rate setting is not standardized, cor-rection coefficient form is not scientific, correction factor upper limit is too low.Presents the volume correction fac-tor should pay attention to the problem, and proposed amendments to the “Urban Land Valuation Regulations”( GB /T 18508—2014) , to increase the standard volume rate setting method, volume correction compilation meth-od coefficient etc., enhance the“Urban Land Valuation Procedures” directive function, raise the volume ratio cor-rection coefficient scientific and practicality.
